Building permits to be completed by Dec 15

Building permits were filed immediately after the Newberg City Council approved a resolution to contribute to phase one of the construction project, to build the 'core' of the new animal shelter.   The permits are expected to be finalized by December 15th and the construction can begin whenever the weather permits.    The completed 'core' of the building will include the walls, roof, concrete floors and basic plumbing and electrical needs.   This will allow Newberg Animal Shelter Friends the opportunity to construct the kennels, complete the heating, cooling and medical examine rooms from donations of materials, labor, grants and donations, in order to complete the building in additional phases.

The new shelter will be built in phases and the first phase is the 'core'.   The 2nd phase will be the dog and cat kennels inorder to move them from the old to the new shelter, where they'll be more comfortable and more volunteers can work.

We're hoping construction can begin during the winter months.   The old shelter's roof is patched with blue tarps and hopefully will hold-up through the winter.

Finalizing Design Phase

On September 19, 2011, Newberg Animal Shelter Friends will be meeting with the Newberg City Council.   A proposal is on the agenda to move forward with the lastest bare-bones design by LCG Pence Construction Co.    We have worked with LCG Pence and the city to reduce the size and cost as much as possible.   The Newberg City Manager now has a proposal to fund the gap between the amount NASF has raised and the cost of the building.

We hope all parties in this process will be satisfied and in agreement with the outcome.   NASF will continue to do fund raising to complete the kennel and office areas.....as well as purchasing medical equipment.   

We are hoping to move from 'design' to 'first phase of construction' soon.

Value Engineering Added to the Animal Shelter Design

To reduce the cost of the new animal shelter design, LCG Pence and NASF reviewed all the suggested design modifications and made decisions to what changes made sense.   We want to reduce the cost and not compromise on quality if possible.  We are building the core of the building and office space and any spaces outside the kennel area will be considered for future expansion and development.   LCG Pence has delivered a new GMP (guaranteed maximum price) list and the City of Newberg and Newberg Animal Shelter Friends will be meeting on Jun 21st to review and make additional design adjustments prior to attending the Newberg City Council Meeting on July 5th.   It is expected the council will make a decision at this meeting whether or not the city can afford to assist NASF with the cost of this new shelter.   It's important to deliver a good plan to the City Council because this opportunity does not come around very often.  We've been working with the City of Newberg for 4 or 5 years adjusting design and looking for the appropriate property selection.   Over these years the economy has influenced our building plans.   Thanks for your continued support and following our project.
